POLICIES OR RULES OF USE (updated 1/13/2025)
· AUTOS/PARKING:
Parking is allowed in established spaces and will not be parked in the lanes used for ingress/egres, at stub ends (snow removal), or at the entrance. In no instance is anything to be parked on the lawn or landscape. Owner has the right to remove, at Resident’s expense, any auto which is abandoned, inoperable, unsightly, or which does not display valid plates. The term “auto” is meant to describe any motorized vehicle used for transportation.
No boat, RV, trailer, ATV, or commercial vehicle is to be parked outside a garage for more than a twenty-four (24) hour period.
· LANDSCAPE:
Potted plants are allowed at the front of the home but are limited to three (3). No free-standing plant hanging stands are allowed in the front of the home. Plantings are allowed within the rear patio beds. Personalization including, but not limited to, mirror balls, garden statuary (other than one bird bath, bench, or feeder), wind chimes, garden flags, etc. will be allowed in the rear patio beds only. Any type of personalization will be kept only within the designed landscape bed areas to allow for easy lawn maintenance.
· RUMMAGE/GARAGE SALES:
Garage sales, rummage sales, yard sales, and any other commercial type enterprise is not allowed on the premises. There will be nothing set out in the yard (either personal or common area) for sale.
· CLEANERS:
NO ABRASIVES (Ajax, Bar Keepers Friend, Soft Scrub) to be used on showers or bathroom sinks.
NO FLOOR WAXES or topical finish products (such as Mop-n-Glo) are to be used on the LVP or sheet vinyl.
NO TOILET CLEANERS (chlorine/ dye tablets) to be used in the tanks. Limit cleaners to the bowl only. CLR can be used to address hard water (calcium) build-up.
· TRASH AND RECYLCLING:
Trash will be set out for pick up no earlier than the night before scheduled pick up. Containers will be kept inside the garage at all other times.
· DISPLAYS AND EXTERIOR DÉCOR:
In no instance. will windows or the exterior of the home be used to advertise a business or display any type of signage or flags deemed by the Owner to be vulgar.
racist, political, sexist, or generally in poor taste. This excludes “Old Glory” which should be flown proudly.
· USE OF LAWN FAUCETS:
The use of lawn faucets is allowed though is only for watering plants or washing one’s personal car, lawn furniture. etc.. They are not to be used for watering the yard unless expressly allowed by Owner. Under no circumstances are hoses or splitters to be left on the faucets when not in use. Hoses must be kept in garage or storage room and not coiled up in the landscape beds.
· OVERHEAD DOORS:
Keep overhead doors closed when not in use. More than aesthetics and security, cold weather can quickly freeze pipes located in the garage.
· SMOKING:
ABSOLUTELY NO SMOKING of any kind is allowed inside the homes (includes garages). If smoking outside the home, it is incumbent on you to extinguish any butts and dispose of properly. Please do not toss butts into the yard or landscape.
· GRILLING:
All grilling is to be done at a minimum of 10 feet from any part of the building. Grill must never be returned to porch area while hot. Grill usage is limited to propane or electric style.
· VISITORS:
Visitors are super and we hope there are many. However. when visits last longer than a couple weeks, they become considered residents and must be on the lease if agreeable to the Owner.
